Embracing greenery, the new Rangs Properties Limited (RPL) headquarter has been designed by integrating nature into all of its aspects to keep sustainability and functionality intact, giving its employees a stress-free and eye-pleasing environment to work in.

Let’s dive deep into this article to know more about this initiative. 

The combination of many factors makes a good working environment. Most office spaces are built the same – each tightly-spaced cubicle facing the next. While many office spaces have begun to take initiatives in revamping their workspaces, the focus falls on RPL and its efforts in creating a proper green, and breathable workplace.

Located at the iconic Rangs Babylonia, in the heart of Tejgaon, we are humbly greeted by the openness of the space that occupies the 11th floor of the building. The walk-in to the main building complex is garnished with Madagascar Almond trees, setting the stage for what the floors of the building are to follow.

The terrace overlooking the city landscape presents a bold 30-feet vertical wall of greenery made of yellow and green Monstera and ferns. The wall is made with keeping sustainable design philosophy in mind. Geotex bags, made of biodegradable material, lined vertically in high columns keep all the plants in place. Each spacious meeting room on the floor houses a large plant.

The lobby itself is adorned with various life-sized plants. The floors of this building have similar open terraces, and a wide field of view courtesy of the surrounding full-height glasses. This allows for natural light to disperse throughout the day, thus saving a lot of energy in the process.

The spaciousness with which RPL’s new floors have been designed takes biophilic design elements into account. Biophilic design is a concept that enhances human connectivity with the natural environment. The use of Monstera for the vertical wall, for example, isn’t a coincidence. Monstera is considered one of the most effective plants for reducing air pollution, the same being true for ferns. The floor comes with not one but two terraces, with the second one containing large frangipani trees (Kath Golap) and more plants in the mix, giving the whole space a noble look.

RPL and its top management body’s core philosophy is green, which has been implemented and orchestrated by Inspace Architects Limited in the design of this office. It is designed with modern contemporary architecture and a minimal design approach, making the workplace feel livelier and less stress-inducing for employees and visitors alike.

RPL has made great strides in creating green architecture since the implementation of green fencing in all its projects. The company utilizes any small space available and plans and designs it accordingly with a creative inclusion of greenery. As a result, in recognition of its efforts in mobilizing green initiatives and cleaner living, RPL received the Bangladesh Innovation Award in 2021.

 On this World Environment Day, RPL’s eco-friendly objectives ring true to the motto of “Only One Earth”. Because of the implications of climate change, deforestation, and rapid urbanization, we need immediate actions and workable models.

Rangs Properties Limited (RPL) uses green fencing – a form of vertical garden – in their architecture

If you look at Dhaka city from a bird’s-eye view, only tall, grey skyscrapers will be visible. And you will notice that little room is left for green. In reality, this little green is what really soothes our eyes. 

However, a few changes in our landscape architecture can bring a noticeable transformation to this grey scenario. 

That is why Rangs Properties Limited (RPL) introduced green fencing – a form of a vertical garden – in their architecture.

This idea is inspired by an article by The World Economic Forum and later RPL team transformed the same into a reality.

“The widely used fencing is usually artificial and made of PVC materials. Using those fences only adds to our financial and environmental loss. As Rangs is a pro-environmental company and against everything that produces plastic waste, we initiated green fencing to rapidly cut down on waste. It is eye-soothing and also reusable,” explained Mashid Rahman, Managing Director of Rangs Properties Limited.

The basic idea was to cover the peripheral fence of a construction site with greenery rather than a dull expanse of metal sheets and PVC. But later, the idea of vertical gardens was developed. 

The green fencing stays from the beginning of a project’s construction till its end.

To cover the project fencing and vertical green façade at their construction sites, RPL mostly chose ferns as they repel parasites and require low maintenance. 

Later, they added Yellow Monstera and Green Monstera to decorate the vertical walls. These reduce the surrounding temperature and also purify the air.

These plants are kept in rows in geotextile bags which are biodegradable, replaceable and sustainable. 

Moreover, they are leakproof so they also do not do harm the walls. 

Along with adding natural beauty to the structure, green fencing is also quite cost-effective. Green fence is usually 40 percent less expensive compared to traditional versions.

If there is a small space, RPL plans and designs it in a different way. It creates a little green jungle, planting Terminalia Mantaly, commonly known as Hukachuwa/Nagachuwa. 

As part of their landscape architecture, the company has introduced trees on terraces and roofs. To ensure these trees can grow bigger, they are now adding super roofs, using double layers to introduce roof gardens.

As mentioned earlier, these plants do not need much maintenance rather they are quite heat-resistant. So, they help to keep the temperature low which is eventually good for the environment.

“We had a few learning curves which we gradually overcame. We never did anything unsystematically – we started from scratch and went on to learn and imply our lessons. We always prioritised the architectural designs and carefully executed them,” said the MD of RPL.

The first green fencing project began in 2018 at Rangs Z Square in Gulshan Avenue. 

Now, more than 30 projects are going on in Dhaka and Chattogram. Green fencing has become an exclusive trade mark of RPL. Even other real estate companies are embracing it. 

It blends contemporary architecture with technology driven construction and this is how it creates an exceptional statement.

“We are happy that people are imitating us. We have been a lifestyle brand for people. Our philosophy, designs and aesthetic sense are ahead of time and green fencing is one of our unique ideas. It is great to know that people are welcoming it. When they click pictures and unknowingly promote us, this proves our work as worthy,” said Mashid.

A new dimension in innovation and design excellence has been the core recipe of RPL. It claims that it has created the tallest vertical garden in the city. 

In the beginning, it was not easy to introduce a little garden in a landscape but now people are understanding this idea and welcoming its aesthetic sense. 

“We do business for man, mankind and the environment. Bringing positivity in life is our philosophy. We want to use more green plants in our architecture. Hence, we are working every day to improve ourselves and will continue doing this in future too, added Mashid.

একসময় যানজটে স্থবির ঢাকা শহরই ছিল সবুজের স্বর্গ। এই শহরই একসময় ধান চাষের জন্য বিখ্যাত ছিল। মিরপুর, কুর্মিটোলা, পল্টন এবং তেজগাঁও যেমন চারটা বনের নাম। সেখানে পাখি ছিল, ছিল আরও অনেক প্রাণী। তখন বুড়িগঙ্গাও ছিল স্বচ্ছ পানির নদী।

সে কবেকার কথা! এরপর মানুষ ধীরে ধীরে গাছ, প্রাণী আর পাখি ধ্বংস করে কেবল আবাসন করতে লাগল। যখন সব জায়গা দখল করা শেষ, তখন উল্লম্বভাবে বাড়তে লাগল দালানকোঠা। ঢেকে গেল আকাশ। এখন এই ঢাকা শহর ইট, পাথর আর কংক্রিটের।

সেই ক্রমবর্ধিত শহরের নির্মাণযজ্ঞ তো এখন চলছে। ইট-বালু-সুরকির ভার বাড়ছে ঢাকার বুকে। আর নির্মাণযজ্ঞ মানেই যান্ত্রিক কোলাহল। খোঁড়াখুঁড়ি আর নির্মাণ যন্ত্রপাতির বিরামহীন আওয়াজ। ইট-বালু-সিমেন্টের সেই রাজ্য তো ধুলোমলিন। এমন ধুলোমলিন নির্মাণাধীন প্রকল্পকে আড়াল করতে আমরা দেয়াল তুলতে দেখি। সে দেয়ালও কখনো ইট-সিমেন্টের কখনো বা ইস্পাতের। তবে বিশ্বের বিভিন্ন দেশে সবুজের শান্ত ছোঁয়া রাখতে গ্রিন ফেনসিং বা সবুজ বেষ্টনীর প্রচলনও রয়েছে।

সহজ ভাষায় গ্রিন ফেনস হলো সবুজ বেষ্টনী। চীন, যুক্তরাষ্ট্র, স্পেন, মেক্সিকো প্রভৃতি দেশে এই সবুজ দেয়াল ব্যাপক জনপ্রিয়। ভবনের নির্মাণকাজ আড়াল করতে ইট-সিমেন্টে বা ইস্পাতের নির্মিত দেয়ালের পরিবর্তে এটি তৈরি হয় গাছ দিয়ে। এই প্রচেষ্টা পরবর্তী সময়ে ল্যান্ডস্কেপিং ও ভবনের বিভিন্ন স্থানে বাগান তৈরির মাধ্যমে ভবন ও আশপাশেও প্রতিফলিত হয়।

স্থাপত্য পরামর্শক প্রতিষ্ঠান ভলিউমজিরোর মুখ্য স্থপতি মো. ফয়েজ উল্লাহ বলছিলেন, ‘গ্রিন ফেনস আমাদের দেশের জন্য নতুন হলেও বৈশ্বিক প্রেক্ষাপটে এটা তেমন নতুন কিছু নয়। গ্রিন ফেনস নির্মাণাধীন সাইটকে একটা ভিন্নমাত্রা দেয়। এই সৃজনশীল চিন্তার ফলে নির্মাণাধীন ভবনটি দেখতে আর একঘেয়ে লাগে না, বৈচিত্র্য আসে। এর ফলে সবুজের প্রতি মানুষের সচেতনতা বাড়ে।’

বছরখানেক আগে এমন একটি প্রকল্প শুরু করেছে র‌্যাংগ্স প্রপার্টিজ লিমিটেড। বিভিন্ন উদ্ভিদ দিয়ে এই বেষ্টনী তৈরি করা যায়। তবে প্রতিষ্ঠানটি ব্যবহার করেছে ফার্নগাছ। ঢাকার বনানীতে তাদের একটি নির্মাণাধীন প্রকল্পের দেয়াল দেখে মনে হয়েছিল ফার্নের বাগান। শুধু বনানীতেই নয়, প্রতিষ্ঠানটি রাজধানীর গুলশান, বসুন্ধরা ও ধানমন্ডির নির্মাণাধীন প্রকল্পেও এমন সবুজের সমারোহ ঘটিয়েছে।

এই প্রকল্পের সঙ্গে যুক্ত কয়েকজন স্থপতির সঙ্গেও কথা হয়েছিল উপকারিতা নিয়ে। তাঁদের কাছেই জানা গেল চারটি বিষয়। গ্রিন ফেনস নির্মাণাধীন প্রকল্পের দূষণ কমায় ও সৌন্দর্যবর্ধন করে। দ্বিতীয়ত, দেয়াল রং করতে হয় না। কারণ, এটি তো গাছের তৈরি। আর রং করার প্রয়োজনীয়তা নেই বলে রং থেকে বাতাসে ক্ষতিকর উপাদান নিঃসরণ হওয়ার কোনো সুযোগ নেই। তৃতীয়ত, নির্মাণাধীন প্রকল্পের চেহারাই বদলে যায়। দারুণ নান্দনিক আর রুচিশীল দেখাবে প্রকল্পের স্থানটি। চতুর্থত, বায়ুদূষণের এই শহর থেকে কার্বন ডাই-অক্সাইড শোষণ করে আর অক্সিজেন দিয়ে পরিবেশের দূষণ কমাবে। অল্পমাত্রায় হলেও কমাবে শব্দদূষণ। সর্বোপরি, বিষণ্নতা, দুশ্চিন্তা দূর করে মানুষকে মানসিকভাবে প্রশান্তি দেবে। আরও একটি সুবিধা হলো, পরিবেশের কোনো ক্ষতি না করেই এটি রিসাইকেল করা সম্ভব। অর্থাৎ, নির্মাণকাজ শেষ হওয়ার পর এই গ্রিন ফেনসিং তুলে নিয়ে অন্য কোনো প্রকল্পেও ব্যবহার করা যায়। এই গ্রিন ফেনসকে আবার বলা হচ্ছে ভার্টিক্যাল গার্ডেন বা উল্লম্ব বাগান।

বাংলাদেশ প্রকৌশল বিশ্ববিদ্যালয়ের (বুয়েট) স্থাপত্য বিভাগের সহযোগী 
অধ্যাপক শেখ আহসান উল্লাহ মজুমদারও বিষয়টিকে ইতিবাচকভাবে দেখছেন। তাঁর মতে, ‘উদ্যোগটা আমূল পরিবর্তন 
সাধন করার মতো কিছু হয়তো নয়। তবে ভালো।’

 সবুজায়নের এমন ছোট ছোট উদ্যোগেই তো সবুজ হবে প্রিয় রাজধানী।
